Knotweed, mortgages and treatment

How do I know if it is Japanese knotweed?
The stem tells you most: hollow like bamboo, speckled purple, growing in a zig-zag with a node at every kink. Leaves are broad with a flat base. You get small cream flower sprays in late summer and brown dead canes in winter. Sending us a photo is quicker than guessing.
Is it illegal to have knotweed in my garden?
Having it is not against the law. Allowing it to spread into the wild is, and cut material is controlled waste. If it passes to a neighbour you may be open to a claim.
Will knotweed stop me getting a mortgage?
Not by itself. Most lenders accept a professional survey, a treatment plan and a guarantee that can be passed on to the buyer.
How long does treatment take?
Spraying normally spans three to five growing seasons followed by monitoring. Excavation is done in days but costs more.
Can I just dig it out myself?
It is best not to. Small bits of rhizome regrow, and the soil cannot go to a skip or the garden waste bin without proper handling.
Does knotweed damage houses?
It works its way into cracks, drains, walls and light outbuildings. Sound foundations are rarely the problem, but a stand can still hit a valuation or a sale.
What if it is coming from my neighbour?
Get a survey done so the position and direction of spread are recorded. That record is what you show the neighbour or their landlord.
Should I cut it back or strim it?
No. Strimming throws fragments about and weakens the effect of spraying. Leave it until it has been assessed.
What do I have to declare when I sell?
The TA6 form asks directly. If it is there, say so and add the management plan. A wrong answer can be raised against you after completion.
How much does knotweed removal cost?
A typical garden spraying programme often costs somewhere around £1,000 to £3,000 over its lifetime. Excavation is more because of the soil and disposal. You get a written price after the survey.
